Bella Vida promotes long-term financial stability through meticulous planning and proactive management.
Strong Reserves:

At stabilized occupancy, Bella Vida is projected to maintain approximately $41.6 million in cash reserves, equating to 885 days of cash on hand.
Debt Coverage:

Entrance fee revenue will generate income at 1.75 times our debt service. Because of this, it allows Bella Vida to meet its financial obligations under the Residency Agreement.
Sound Financing:

Construction is funded through tax-exempt bonds, requiring adherence to strict financial, marketing and occupancy covenants.
Land Ownership:

The 26.5-acre property was purchased by Forefront Living in 2023, demonstrating a long-term commitment to the success of Bella Vida.
Regulation and Oversight
Bella Vida operates under the Texas Department of Insurance. As part of this oversight, the annual filings of the community’s disclosure statement and the maintenance of sound financial practices are included. Additional protections include:
Reservation Deposits:

Funds held in an escrow account at Frost Bank are fully refundable with interest at any time and for any reason if your plans change.
Entrance Fee Refunds:

Entrance fee refunds are paid in queue order, typically within 30 to 60 days following the resale of a like residence, in accordance with the Residency Agreement.
A History of Support:

Forefront Living has never failed to pay an entrance fee refund due or asked a resident to leave due to a lack of funds through no fault of their own.
