 Construction Update

This month, construction is moving quickly! With multiple buildings rising, finishes beginning, and neighborhoods taking shape, Bella Vida is no longer just progressing; it’s accelerating. We’re excited to keep sharing these moments as the community comes to life.

At Villas 1–9, windows are being installed, stucco work is underway, and electrical and mechanical systems are being roughed in, with drywall work beginning. On February 19, final grading for landscaping starts. That will be a big step toward making the neighborhood really feel like a community!

At Villas 10–12 (Terrazas), construction is entering one of its most dramatic stages. With subgrade, curbs, paving, and slab-on-grade pours complete, the first Terrazas will quickly transform from concrete slabs into recognizable residential structures. Vertical framing can change the skyline almost overnight.

Villas 13–21 are progressing through electrical and mechanical rough-ins, drywall installation, and exterior flatwork, including sidewalks and patios. Soon we’ll be able to visualize the walkways, patios, and daily paths throughout Bella Vida.

The Independent Living Apartments are buzzing with activity and truly changing the skyline. Throughout February, crews are completing elevated structural slabs, installing rebar, conducting inspections, and performing daily concrete pours across multiple areas. With cranes and structural steel in place, Bella Vida is officially going vertical.

And finally, at Memory Support, crews have finished the roof and are now installing the windows and exterior doors. Stucco work begins next, followed by drywall. Interior finishes, color palettes, lighting, safety features, and warm, homelike details are not far behind! Across campus, hydrants, utilities, and service installations are progressing in multiple phases, and retaining wall construction continues through April. These earthwork and utility steps are not always glamorous, but they are essential for drainage, roadways, and long-term site stability.

Construction Fun Facts for February

  • Each villa roof is framed using approximately 8,500–11,000 square feet of lumber, with framing crews completing more than 2,000 square feet per day.
  • More than 10,000 cubic yards of concrete have already been poured, with zero safety incidents. That’s enough concrete to fill three Olympic-size swimming pools.
  • On an average day, nearly 1,500 worker hours are logged, with 50+ framing crew members onsite daily for framing alone.

February brings some exciting updates to staffing at Bella Vida. First and foremost, Sally Casey will be returning to the office and her role as Director of Sales and Marketing this month! Her absence has been keenly felt by many of our VIPs and by her teammates at the Information Center. We are thrilled to welcome Sally – and her genuine, fun spirit – back to Bella Vida!

Second, the process of building Bella Vida’s team is beginning its next phase this month as we are starting the recruiting process for our Director of Facilities. This is an exciting milestone as we continue forward towards opening. The Director of Facilities is a critical role for a community and is part of the core leadership team.

The position is responsible for the Maintenance, Housekeeping, Grounds, and Concierge teams. This includes responsibility for work order prioritization and completion, management of capital projects around the campus, emergency preparedness procedures for each level of care, preventative maintenance of core systems, and coordination of third-party resources to meet the many operational needs of a functioning community. During the construction phase, this person will be another set of eyes and ears for us to check the progress and quality of the work being done. They will be busy monitoring the setup of the physical plant and systems that make up the campus, as well as defining the policies and processes that will enable their successful operation.

This is an important hire to get right! To make sure that we get the correct person in this role, we will be looking for the best candidates to go through Bella Vida’s multi-step interview process. As someone who went through this just a few months ago, I can tell you that hiring for all positions at Forefront is rigorous and thorough. Our goal is to be intentional about finding the person who is the best possible fit for both the technical requirements of the position and the cultural distinctives that set Forefront apart. We’ll keep you updated on the search!

Rachel’s Corner

This month marked an exciting milestone: Rachel conducted her first walkthrough at Bella Vida. During each one of these site visits, Rachel personally inspects every MEP (Mechanical, Electrical, and Plumbing) personalization in each residence. We know how much thought you put into your personalization meetings, and Rachel is there to ensure that the custom details you selected are being executed as planned.

A quick note on interest and tax forms

For those of you working on your taxes, remember that you will not receive a 1099 form for the interest you are earning on your 10% deposit in the Frost Bank escrow account. Although you are earning interest, you have not yet received that interest, so a 1099 is not necessary. Your interest earned remains at Frost and continues to grow until your Bella Vida home is ready. After you move in, we will credit your interest toward your monthly service fee. As you may recall, the escrow account earns a variable interest rate. The current interest is .33% or 3.96% per year. Highlights From Our Recent VIP Events

VIP Social

On February 5th, we tried a new way to bring VIPs together, hosting those with last names beginning with A–H. This event brought together 20 guests for an afternoon of casual conversation and community building. A private chef caterer enhanced the night with a delightful menu. As an icebreaker, future residents connected using unique “first and last job” conversation starters on their name tags. Scott Polzin, Forefront Living’s Chief Operating Officer, got to join in the festivities, and we were all delighted to see Sally Casey make a surprise appearance just ahead of her official return on February 9th. It was a great social, and we look forward to hosting the next group in March!

Crafters for a Cause

A group of future residents joined together on February 9, 2026, for a hands-on morning of creativity and connection. The group spent a wonderful morning hand-crafting paper hearts and flowers, even tucking in some Hershey’s Kisses for an extra sweet touch. They will donate these lovely Valentine-themed creations to the Bulverde Branch of Meals on Wheels to brighten the day of local seniors.
