Construction Update
Progress continues across the Bella Vida campus, with exciting milestones taking shape in several areas.
Site Work
Installation of water, sanitary sewer, storm, electrical, and low-voltage infrastructure continues throughout the community. Site walls are also progressing along the northern perimeter of the property. Over the next month, you’ll begin to see additional site walls taking shape around the east side of the Independent Living tower.
Terraza Villas
Work on the Terraza Villas continues to move forward. Walls have been poured, and MEP (mechanical, electrical, and plumbing) stub-ups are complete. Crews are now preparing to pour foundations.
Villas
At the Villas, roofs and windows are now installed, and interior MEP rough-ins are underway. Exterior plaster work is expected to begin within the next couple of weeks.
Independent Living Tower
The tower reached an exciting milestone this week with the concrete top-out, marking completion of the building’s primary concrete structure. Metal framing on Level 1 has begun, and the CMU towers (concrete masonry units) are expected to be completed within the next two weeks.

The end of this month marks the conclusion of our “10 & 10” promotion (really this time!). As a reminder to those that may not be familiar, the “10 & 10” program is an opportunity for our VIPs to refer other people to Bella Vida – that could be a next-door neighbor, friend from church, former co-worker, your favorite cousin, etc. If the referral results in a deposit, then both the new VIP and the referring VIP get a $10,000 discount applied to their respective entrance fee. You don’t have to make the sale yourself. You only need to make the introduction to be eligible. Not a bad deal! Just call your senior living advisor with your friend’s contact information so they can mail a brochure, invite them to a marketing luncheon, plan a Zoom meeting, or schedule a personal visit to the Information Center.
In the December Newsletter, I wrote about the importance of building community – and how one of the main benefits of Bella Vida will be the connection among its residents. As the promotion wraps up, I’m reminded again of the importance of this first group of residents. In many ways, our initial residents will set the atmosphere, culture, and direction of Bella Vida. Every community has a “feel” – and it is the people who make up the community that define it. I’m excited to be part of that process with this group.

Rachel’s Corner – Realtor Panel Takeaways for Villa VIPs
Our recent realtor panel for Villa VIPs offered thoughtful insight into one of the biggest pieces of the move to Bella Vida: preparing a current home for sale.
While every home and timeline is different, several themes came through clearly and are worth sharing.
One of the most important messages was this: start earlier than you think you need to. Even if your move is still months away, it is not too soon to begin conversations, walk your home with a realtor, and think through what needs to happen before listing. Preparing a home well takes time, and the more proactive the planning, the more options you have.
Pricing was another major takeaway. In today’s market, a home needs to be priced correctly from the beginning. A strong price, paired with the right presentation and marketing strategy, gives a home the best chance to attract attention quickly and sell well. Waiting too long to adjust an unrealistic price can make a home feel stale in the market, even when it has wonderful features.
The panel also emphasized that presentation matters. Buyers respond strongly to homes that feel clean, spacious, and inviting. Decluttering, depersonalizing, freshening up landscaping, and paying attention to first impressions like the front door, entry, lighting, and overall warmth of the home can make a meaningful difference. In many cases, sellers do not need a full remodel. What matters most is that the home shows well and helps buyers picture themselves living there.
Another helpful point was the importance of choosing the right realtor relationship. Selling a home is not just a transaction. It is a partnership that works best when there is trust, honesty, and clear communication. The right realtor should guide the process with strong market knowledge, thoughtful advice, and a marketing approach that fits both the property and the seller’s goals.
There was also good discussion around flexibility. Some sellers may receive an offer before their new Bella Vida home is ready, but there are often solutions available, including lease-backs, short-term rentals, temporary furnished housing, and other creative options to bridge the gap. This is one more reason planning ahead can be so valuable.
For those beginning the downsizing process, the conversation reinforced how helpful it can be to start sorting early. Deciding what will move with you, what can be donated, and what may need to be sold can make the transition much more manageable. The goal is not just to sell a house. It is to create a smoother path into your next chapter.
We are grateful to the realtors who joined us for this event and shared their experience with our Villa VIPs. We also plan to host a similar event in the future for Apartment VIPs.

Galentine’s Day Social
On February 13, 2026, Bella Vida’s single ladies gathered for a festive Valentine’s celebration created just for them. The room was beautifully decorated for the season, and guests enjoyed themed treats, including chocolate-dipped strawberries, along with a fun balloon-popping game for the chance to win prizes. Each guest left with a rose, a Valentine’s fortune cookie, and a box of chocolates after an afternoon full of laughter and fun.
Game Day



On February 24th, VIPs gathered for a lively afternoon of friendly competition and conversation at Game Day. Guests enjoyed a variety of classic favorites, including Mahjong, Bridge, Rummikub, and Pente, with players of all skill levels jumping in and joining the fun. Guests enjoyed charcuterie and wine while connecting with fellow VIPs. Overall, it was a relaxed and welcoming afternoon that brought people together through the simple joy of play.
